1. Should a new OCP allow increased density in Brookswood and Fernridge?
Mel Kositsky – Yes. Any new OCP for south Langley will allow for some increased density, otherwise why would you do one. The existing plan allows for some development now but there is a desire by some people to have much higher densities. There is an opportunity now to create a most livable and sustainable community by exploring the best models of community development and introducing those concepts to Brookswood and Fernridge. We can learn from what happened with developments in Clayton, Willoughby south Surrey and other areas and make sure we don’t introduce the same challenges here. Langley Township is a very desirable area to live in because of its unique rural-urban blend. That is why people want to move here - it is different than other more urban places.
11. Do you support the construction of high rise developments in Willoughby?
Mel Kositsky – Yes. It is surprising that there have not been any high rise developments in Langley Township at this point, when Surrey, Abbotsford and even Pitt Meadows have tall buildings. It is a recognition by the development community that Langley is unique and not ready for such type of housing. But there are locations in Willoughby where construction of high rise apartments may be acceptable to the community following proper consultation.
13. Should the Township commit to building the Aldergrove rec centre and pool regardless of land sales?
Mel Kositsky – Yes. The Township should commit to building a pool and other recreation facilities in Aldergrove, which would include in the future a new ice arena to replace an aging facility. Energy savings and other cost factors can be reduced by locating facilities together. These types of projects should be independent of land sales. Ideally the Township should work with the City of Abbotsford to build a regional pool and not end up competing for customers.
