New Langley development could include three high rise towers

Polygon Pacific Homes has applied to build between 1,200 and 1,400 housing units – possibly including high rise towers – on one of the largest remaining empty lots in the Willowbrook area.

Polygon has applied for a rezoning of the large grassy lot on the northeast corner of 66th Avenue and 200th Street, just to the north of the Home Depot.

Although the site has been the subject of past development proposals, none of them has come to fruition, even as areas to the north and east were developed into townhouses, apartment buildings, and single-family homes.

Documents submitted by Polygon Pacific Homes and RH Architects Inc. show two possible plans for the site.

The first would include nine six-storey wood-framed apartment buildings, along with playgrounds and an indoor amenity building for the complex.

That would create a total of 1,255 housing units in 58,000 square feet of residential space. The two buildings farthest to the south would be mixed-use, with some stores or other commercial outlets on the ground floors.

The other option presented includes low-rise buildings on the north of the site, but at the south end fronting 66th Avenue, there would also be three towers, rising to a minimum of 18 storeys. Option two would create 1,465 housing units, over 67,000 square feet. It would also include mixed-use on the ground floor areas near 66th.

In both plans, the northern end of the site would be left as green space due to creeks running through the area.

The two-option proposal was done at the request of Langley Township staff, said Ryan Lucy, Polygon’s senior vice president for the Fraser Valley.

“It’s a massive project, and it’s going to take us about a decade to build and sell it,” Lucy said.

Polygon’s plan is to start building from the north end of the site and work south. By the time they reach the southern end of the lot, in the early 2030s, there will be better indications of whether high rises are a good option. The option was a sort of “future proofing” of the plan, he said.

Polygon has been working on the project design and application for about 14 to 15 months, he said.

The application was filed with the Township on Dec. 22, and is currently being reviewed by Township staff. It has not yet come before the council for consideration.

Langley’s first two residential high rises, built by Vesta Properties, are nearing completion in the area of 86th Avenue and 200th Street in north Willoughby.

There have been some other applications for towers recently, including one that proposed a cluster of towers up to 44 storeys tall near the Willowbrook Shopping Centre. They would be within walking distance of the future SkyTrain station planned for that area, and just outside the building height limits imposed by the Langley Regional Airport.
