1. Should a new OCP allow increased density in Brookswood and Fernridge?
Yes. The area needs a new OCP not only to allow for planned development, as this area has been scheduled to be planned since the late 1970’s, but we need to plan for housing needs for the next 30 years and beyond. We need housing choices for all, and we need to make sure we have affordable choices as well as the larger single family homes. Growth is coming to Langley and we need to plan responsibly for this growth.
2. Should Township council act to slow down development of Willoughby?
No. The market will take care of the speed of growth and Council should not artificially impact this as this will drive up prices to the consumer.
3. Does the Township do enough to help ensure there are enough schools in developing areas?
Yes, but we can always do more. We plan for the spaces and make available the school and park sites as the development progress. We need to consult with the School Board to make sure this is done in a responsible manner.
4. Would you vote in favour of a tax increase? Yes
5. Would you support tolling ALL Metro Vancouver bridges to fund transit? No
6. Would you support road pricing to fund transit? Yes
7. Would you support increasing property taxes to fund transit? Yes
All the above (Q4-Q7) are methods of raising the funds needed to develop the transit needs. What is the most fair and is contributed by all seems to me to be property taxes, as all would pay some, and not just those driving the roads.
9. Should developers be required to provide more low-income housing in the Township?
If you mean affordable housing, I think that this is being done, but if you mean subsidized housing, that is something we need to work with the Provincial government on.
10. Should the Township create more bike lanes and public cycling infrastructure?
Yes, and there is a bike and cycling plan that has been developed and is being worked on as we move forward.
11. Do you support the construction of high rise developments in Willoughby?
Yes. This is the area that would be the most appropriate and it is near the transit park and ride and will be on the fast bus lanes as the transit improvements as developed in the future
12. Should the Township open sales of municipal lands to public scrutiny in advance?
No. Initial discussions of land are in camera as there are legal issues but the discussions could lead to the purchase price of lands going up if the plans are always public and therefore cost the taxpayers more.
13. Should the Township commit to building the Aldergrove rec centre and pool regardless of land sales?
Yes but there is a budgeted figure that is in place and other ways to pay for the building will have to be found if land sales do not come through.
14. Should the Township ensure that roads, sidewalks, and crosswalks are in place prior to the completion of new developments?
No. the roads and sidewalks are paid for by development and as that progresses then the monies are in place to complete the infrastructure. If we completed before, then taxes would have to be raised to pay for this.
16. Does the Township need more parks?
Yes, as the population grows then parks are always needed and need to be planned for in each area of development.
17. Does the Township need more sports and recreation facilities?
Yes, as the population increases, more facilities will be needed and planning for this is part of long range planning.
18. Should more firefighters be hired, even if it means a tax increase?
Yes, as the municipality grows, this will need to be addressed, but hopefully some of this can be handled by increased tax revenue.
19. Should more RCMP officers be hired, even if it means a tax increase?
Yes, as the municipality grows, this will need to be addressed, but hopefully the increases can be handled by increased tax revenue.
20. Do you believe Langley Township and City should be amalgamated into one municipality?
Don’t have a concrete opinion, but if and when Langley City feels that this is the right decision, I would welcome the move.
