Developers plan for new Brookswood housing

Two developments planned for the Brookswood-Fernridge area will come up for public comment soon.

On Monday, May 30, two developers applied for rezonings for new housing developments.

Copper Canyon Holdings wants a rezoning at 20450 36th Ave. to allow 40 houses on a 9.7 acre site.

Kooner requested a rezoning for 43 houses on a 9.5 acre site at 3492 205 St.

“I think the public needs to come out to make their voice heard on this,” said Councillor David Davis.

He said he was voting in favour of the first readings on the bylaws to move the process forward to a public hearing.

Coun. Petrina Arnason voted against both projects.

They are among five projects at various stages of development, all near the edge of Brookswood’s developed suburban areas, and collectively amounting to more than 240 housing units.

The lots in the projects are all at least 7,000 square feet, the minimum size for the area.

At a public meeting held by the developer, most of the comments were positive.

Brookswood has seen controversy over a previous failed attempt at a new community plan that would have increased density. The plan is now being updated while development goes ahead under the old rules.

Local residents had objected to increased density, but these projects are similar to existing neighbourhood densities.
