Regular Council Meeting - January 15, 2024, at 7pm
Purpose: To amend the City of Langley Zoning Bylaw to rezone the properties located at 4503 & 4513 200 Street (outlined in bold on the map below) from the RS1 Single Family Residential Zone to the RM1 Multiple Residential Low Density Zone to accommodate a 14-unit townhome development.

In accordance with section 464(3) of the Local Government Act, the City must not hold a Public Hearing for this application. This is due to the recent change to Provincial housing legislation, adopted by the Province of BC on November 30, 2023, that prohibits local governments from holding public hearings for rezoning applications for residential developments that are consistent with the local government’s Official Community Plan (OCP).
This rezoning application, proposing a 14-unit townhome development, is consistent with the Ground Oriented Residential land use designation in the City of Langley OCP. It is also consistent with the City’s Townhome & Plex-Home Best Practices Guide, which was adopted in July 2023 following a resident survey held in June 2023 about how to best integrate new townhomes and plex-homes into neighbourhoods south of the Nicomekl River.
